Times are changing in the real-estate sector, which is undergoing a complete transition towards digitalization, both in the way it communicates with potential clients and in its sales processes. Simultaneously, it is adapting to a ‘new era’ in which the integration of new technologies applied to construction is practically essential in order to remain competitive in the current climate. What are they, and how do they influence the way projects are conceived and put into practice? Today we will be discussing some of them.
This technology, which is aimed at the management and smart analysis of large volumes of data, allows the sector to access high-quality verified information, which is very useful when taking decisions such as where to build, or what preferences are most requested by purchasers, or what their profile is – just 3 examples of how the use of Big Data in construction can be of immense value to ‘anticipate’ demand, improving the efficiency and effectiveness of all processes.
Did you know that sensors are already used on machinery and vehicles so that, by carrying out a comparison with traffic information, an algorithm has been created to improve transport times for building materials? The power of information!
BIM or Building Information Modelling is defined as the software used for the production of ‘digital models’, with which it is furthermore possible to create a database containing information on all of its constituent elements. What is its most noteworthy characteristic? It is a form of collaborative technology, i.e. the data can be updated in real time by the various professionals involved in the construction, so they can ascertain the status of the works at any time, creating a unique information model for the building.
3D printing is one of the new technologies applied to construction that has most revolutionized the sector, making it possible to ‘see’ the building and its design before commencing the building works. It serves as a test run, allowing any errors that may be detected to be fixed, thereby reducing costs.
But in the not-too-distant future, 3D printing will go even further and become a fundamental tool in the manufacturing process for the materials and structures that go into the building.
The fact is that the use of new technologies is no longer limited to the building process and the planning of projects, but has now gone one step further and they are even used to attract customers and as part of the sale or purchase process, which are now seen as an experience for the future purchaser.
We may refer to the clear trend towards ‘a visual experience’, which may be seen with the use of virtual reality or 360° images, which formats allow customers to ‘go inside’ the house. Meanwhile, we may also highlight the development of innovative interactive Apps such as ‘geolocation’, which allow you to receive personalized messages when you pass near a property for sale or a development you may be interested in, or the generation of 3D plans on the basis of photographs taken from space: a whole world of possibilities!
The real-estate sector… is changing! Innovation and new technologies aimed at offering a completely personalized service. How do you imagine it will evolve over just one decade?
